Head Contractor: Thomas Builder (AU)
Project Value: NZD 70 million
Contract Type: NZS 3916:2013 (Design & Build)Project Overview: The HLC Modular Apartment development comprises two six-storey residential apartment buildings (N17 and N18), each constructed over a basement level in Auckland, New Zealand. The project delivered a total of 183 apartment units through a hybrid modular construction model, with apartment modules manufactured by TLC Modular in Vietnam and installed onsite in New Zealand. The development combined offsite manufacturing efficiencies with traditional onsite construction to meet programme, quality, and commercial objectives.
Key Responsibilities:
Key Achievement: Identified a significant cost-saving opportunity within the corridor concrete works by replacing a lump-sum subcontract approach with a trade-package procurement strategy. By separately procuring formwork, reinforcement, and concrete placement works, the project achieved a cost saving of approximately NZD 132,721 (46%) while improving programme flexibility and cost transparency.
Outcome: My commercial evaluations and cost-control systems provided management with reliable forecasting, improved cost visibility, and timely decision-making throughout the project. The role combined both factory-based modular manufacturing cost control and onsite commercial management, providing a comprehensive understanding of the full project lifecycle from manufacture through to installation and completion.
Project Brief: The project consists of a total of 64 two-to-four-bedroom townhouses that form part of the 6 blocks development at the Bellfield estate. Stage 1 of the development include the construction of 32 units that form part of Block 2 and Block 3, 4 and 5. Stage 2 covers the remaining 32 units, that are part of Block 1, 6 and remaining units in Block 2. Refer to figure 3 for proposed project’s staging information.
